How to measure an existing house for a floor plan
A room-by-room measuring order that produces a plan you can trust, including the closure checks that catch mistakes on site.
Direct answer
Measure the exterior envelope first, then each room wall by wall in a single continuous loop, then the openings. Record every wall-thickness assumption, and check each room's chained interior dimensions against the exterior span before you leave the building.
Planning workflow
- Sketch each floor freehand first, one page per floor, and label rooms and door swings before writing any number down.
- Measure the exterior perimeter wall by wall, noting bump-outs, chimneys, and attached structures as separate segments.
- Measure each room clockwise from one corner, recording wall-to-wall dimensions at a consistent height above the floor.
- Measure openings last: rough or finished width, height, sill height, and the distance from the opening to the nearest corner.
- Run closure checks per room and per floor, then mark any dimension you estimated rather than measured.
Formula or decision logic
A room closes when its measured chain returns to the starting corner. For a rectangle, opposite walls should match within your tolerance and both diagonals should be equal; a diagonal difference means the room is out of square, so record both diagonals rather than assuming 90 degrees. For a whole floor, interior segments plus wall thicknesses should equal the measured exterior span. Set a working tolerance before you start - commonly 1/4 in or 5 mm for finished rooms - and treat anything outside it as a conflict to resolve on site, not later.
Worked planning example
A 28 ft exterior wall contains a 12 ft 2 in bedroom, a 4 in partition, and a 15 ft 4 in living room. That chain totals 27 ft 10 in against a 28 ft exterior, leaving 2 in unaccounted for. Measuring the exterior wall thickness shows 6 in of framing plus finish at each end that the interior chain never included, so the real conflict is 10 in, not 2 in. Re-measuring finds the bedroom is 12 ft 8 in, not 12 ft 2 in. Catching this on site costs five minutes; catching it after cabinets are ordered does not.
Limitations and review boundary
- Older houses are rarely square, level, or plumb, so a single dimension per wall can hide significant variation.
- A measured survey is not a legal survey, an as-built certification, or a structural assessment.
- Concealed framing, services, and structure cannot be established by measuring finished surfaces.
