How much tile do you need, and where the waste actually goes
Turn a measured area into a tile count, then work out what the pattern, the room shape, and the layout origin add on top.
Direct answer
Divide the measured area by the area of one tile face and round up, then add waste for cuts and breakage and round again to whole boxes. Waste is not a flat percentage: it depends on the pattern, the tile size relative to the room, and where you start the layout.
Planning workflow
- Measure the area to be tiled and subtract permanent obstructions you will not tile under.
- Choose the tile size and pattern, since both change the cut waste before anything is bought.
- Set the layout origin and check the width of the cut tiles at each edge.
- Apply a waste allowance appropriate to the pattern, then round up to whole boxes.
- Add attic stock from the same batch, because dye lots vary between production runs.
Formula or decision logic
Tiles = ceiling(area x (1 + waste) / tile face area), where the tile face area converts from the tile's own units: a 12 in by 24 in tile is 288 sq in, or 2 sq ft. A straight grid in a room whose dimensions are near multiples of the tile generates little waste; the same tile in a room that leaves a 2 in sliver at one edge wastes most of that row. Diagonal and herringbone layouts cut every perimeter tile at an angle and typically need a larger allowance than a straight grid. Large-format tile in a small room is the worst case, because a single bad cut wastes a large piece.
Worked planning example
A 10 ft by 12 ft floor is 120 sq ft. In 12 in by 24 in tile at 2 sq ft each, that is 60 tiles with no waste. A 10 percent allowance gives 132 sq ft, or 66 tiles. But the layout origin matters more than the percentage. The room is 10 ft on paper and 118 in in reality, so nine full 12 in courses reach 108 in and leave a 10 in strip; starting tight to one wall puts that whole strip at the far side, while centering the layout leaves two 5 in strips instead - more cuts, but a result that reads as deliberate. If the boxes hold 8 tiles, 66 tiles means 9 boxes, or 72 tiles, and the 6 spare become attic stock rather than an accident.
Limitations and review boundary
- A waste percentage is a planning convention; actual waste depends on pattern, room shape, and installer practice.
- Substrate preparation, movement joints, waterproofing, and setting materials are separate scopes with their own requirements.
- Slip resistance, wet-area suitability, and floor loading are product and code questions, not quantity questions.
